Who is Perez Design-Build Remodel?
Perez Design-Build Remodel is a design & build remodeling firm based at 611 South State Street in Clarks Summit, Pennsylvania. We have been remodeling homes in this region for more than 45 years, and we work in 25 communities across northeastern Pennsylvania: kitchens, bathrooms, additions, whole-house renovations, exterior work and custom homes.
We are not a general contractor who subcontracts the design, and not a design studio that hands you a set of drawings and wishes you luck. We are the firm who draws your vision, designs your project, prices it, and builds it.
What does design & build actually mean here?
It means the people who design your project are the people who price it and the people who show up to build it. Practically, that removes the gap most remodels fall into: an architect draws something, a builder prices it months later, and the number comes back higher than the budget the drawings were meant to fit.
It also means the trades are ours. Designers, project managers, carpenters, electricians, plumbers, tile setters, painters, roofing and siding crews, window and door installers and landscapers all work here and answer to the same project manager. There is nobody to chase and nobody to coordinate between.
How do you decide what my project will cost?
Through the Perez Process: five steps, Imagine, See, Define, Know and Build, and the price is set before construction begins. We build a scope from what we can see and what we have to assume, and give you a target investment range. Then we design the space, visit the site to establish what is actually behind the walls, finalize every selection, and document the whole scope. Only at the agreement, when there is nothing left to assume, do we guarantee the price. That guarantee is the Perez Promise, and it does not exist before the process has run.

What do you stand for?
Three things, and we would rather be judged on them than on adjectives.
- Say the number honestly. A range is a range and a guarantee is a guarantee, and we never let a customer confuse the two.
- Find out first. We open the questions before we open the walls. A surprise found during design costs a conversation; the same surprise found mid-build costs a change order.
- Take the job whatever size it is. One bathroom gets the same designer, the same crews and the same drawings as a whole-house renovation.
How do I know you are any good?
Because somebody else measures it. We have been a GuildQuality member since 2012. GuildQuality surveys our customers directly, on their own forms, and publishes what comes back. We do not choose who is asked and we cannot edit the results. 561 homeowners have responded, rating us 4.8 out of 5, and we hold their Guildmaster Award for 2023.
The two scores we watch hardest are the ones about money: 96% found no hidden costs or unwarranted change orders, and 95% said we stayed within the agreed budget. We are also registered with the Commonwealth as a Pennsylvania Home Improvement Contractor, PA005136.
