If you are a veteran or service member with a service-connected disability, you may qualify for a housing grant from the U.S. Department of Veterans Affairs. If you qualify, you can receive funding to build a new home or modify your existing home to meet your needs. The application process is cumbersome, and many veterans don’t know where to begin. That is where we come in.

Plan your modificationsThere are three types of housing grants for veterans and service members with a service-connected disability, each with its own eligibility requirements.
Grant 1
Up to $109,986
FY 2023 maximum
To buy, build or modify your permanent home: a home you plan to live in for a long time. You must own, or will own, the home and have a qualifying service-connected disability, such as:
*Congress limits grants based on the loss of one extremity after September 11, 2001, to 120 veterans and service members each fiscal year (October 1 to September 30). If you qualify but the limit has been reached, you may be able to receive the grant in a future year.
Grant 2
Up to $22,036
FY 2023 maximum
To buy, build or change your permanent home, as long as you or a family member own, or will own, the home and you have a qualifying service-connected disability, such as:
SAH and SHA grants can be used up to six times over your lifetime. Depending on the adaptations you need and your builder’s bid, you can use as much or as little of the grant as you need this year and use the rest in future years. The VA may adjust the maximum each year with the cost of construction, and you may receive up to the current maximum in the last year you use the grant.
Grant 3
Up to $44,299
with SAH eligibility, FY 2023
Up to $7,910
with SHA eligibility, FY 2023
If you qualify for an SAH or SHA grant and are living temporarily in a family member’s home that needs changes to meet your needs, you may be able to get a TRA grant. You don’t have to own the house to use one.
